Residence SG starts at 7,500 baht for 40 m² with a gym and one-month contracts. PT Residence has 28 m² studios from 8,500 baht, Yantarasri at Nimman 40 m² studios from 8,500 baht with a pool and coworking room, and Smith Residence 32 m² studios by Chiang Mai Gate for 9,500 baht with a rooftop pool. The Pacific Cool Chic offers 32 m² rooms for 6,500 baht if you stay three months. Most places in this band bill electricity separately at 6 to 9 baht per unit, and deposits are commonly one month plus one month in advance. Four of these 12 cost far more for a month on Booking.com than direct.
